FOR SALE – Total of 6.74 acres on both sides of Tramperos Road. One side has the acequia running through it and the other side goes up the mountain. This property has some interesting older structures that for a handy person could become very usable. The river side of this property has an old one room log building, and the Mountain side has an older two room log house, a well house with a water well in it. The old chicken coop that was on the property has collapsed. The water well appears to have water. The log structures appear to have been mudded on the exterior.

The river side of the property also has an old orchard that the neighbor says has apple and pears trees and there might be cherry trees also. The property appears to be approximately 95 feet (estimate) wide, so it is a long, narrow property but wider that many others in the County.

The back part of the Mountain side of the property burned as a result of the U.S. Forest Service performing burn out / back burning operations. Time will tell but it does appear that most of the trees will survive.

As stated above, the property has Mora River frontage but at this time this part of the river is not flowing, partly due to the drought and partly due to the upstream acequia irrigation diversion happening. The acequia that runs through this property is operating. I am unable to determine water rights for the acequia as there is no record with the State Engineers Office, but the neighbor says it has had shares in the past.

Underground Fiber Optic Cable for high-speed internet is available on Tramperos Road, long with telephone and electric service. The water well on the Mountain side has not been used in many years.
